home inspection?
A: A home inspection occurs prior to a buyer purchasing a new property. The home inspector assesses the property to determine any areas of concern for presentation to the buyer. A home inspection can also be conducted on behalf of a seller to identify potential problem areas that must be corrected prior to placing the property on the market.
Q: What's included in my home inspection?
A: Home inspection specialist will provide a thorough, comprehensive professional, unbiased report on the condition of the property. The areas of the property inspected include but are not limited to drainage, foundation, roof, deck, heating, air conditioning, baths, floors, gas lead testing, plumbing, fences, patio, porch, attic, crawl space, electrical, water heater, walls, kitchen, pool and spa, and pest inspections (additional charges apply).
Q: Do you provide pest inspections?
A: Yes, we conduct home inspections for an additional charge. The inspection is conducted by a certified pest inspector and is available at a discounted rate if scheduled for completion at the same time the home inspection is completed.
Q: How long does a typical home inspection take?
A: The average inspection takes 2 to 3 hours depending on the age, size, and condition of the property.
Q: How will I receive my home inspection report?
A: Once the inspection is completed, a fully detailed report, including pictures, will be emailed directly to you within 24 hours. A copy will also be provided to your realtor upon request. An electronic copy will also be available for 90 days at no additional charge. After 90 days, you may request an archived copy of your report for an additional charge. You may also request expedited processing of your report and/or a hard copy for an additional processing fee.
Q: How do I make a payment for an invoice I received?
A: Customers may make payments electronically using the invoice requested via Diversified's Payment Center. This service is available to any customer with an approved quote on file.
Q: What is property preservation?
A. HUD requires lenders (the mortgage) to "preserve" all properties classified as FHA loans. Per HUD guidelines, "the mortgagee shall take reasonable action to protect and preserve such security property when it is determined, or should have been determined, to be vacant or abandoned until its conveyance to the Secretary, if such action does not constitute an illegal trespass". A lender "may use any individual or firm to perform preservation and protection services on properties securing FHA-insured mortgages; however, the mortgagees remains fully responsible to HUD for its actions and the actions of its agents".

Q: What is a signing agent?
A: A signing agent contracts with a signing service, title company, or lender to deliver loan document (closing) packages to the borrower, observe the signing of non-notarized documents, notarize required documents, and once the appropriate documents are signed and notarized, they are responsible for mailing the documents back to the lender.
Q: How is the annual percentage rate calculated?
A: The "annual percentage rate" is the cost of the loan in percentage terms and includes private mortgage insurance and prepaid finance charges (loan discount, origination fees, prepaid interest and other credit costs). The APR is calculated by spreading these charges over the life of the loan, resulting in a higher rate than the interest rate shown on the note.
